The land is located on the edge of the village of Lugwardine about three miles east of the Cathedral City of Hereford.
The land is mainly enclosed by stock-proof fencing and hedging and slightly elevated from Lumber Lane and reasonably level. Ideal as a small pony paddock but may also having planning potential for residential development (subject to consents etc).
There is good vehicle access from Lumber Lane owned by the paddock but with rights of way granted to an adjoining property and further pasture paddocks.
To the best of our knowledge there are no rights of way or public footpaths over the paddock.
The plans are based on most recent Ordnance Survey Maps and the purchaser would be deemed to satisfy themselves as to the boundaries of the property together with the area.

The land will be sold subject to an 'Uplift Clause' whereby in the event of the planning permission being obtained for residential development within a 25 year period, the vendor or their successors in title will receive 25% of the gain in value of the land.
